YEIDA plot prices vary by sector and scheme. Current rates in official schemes range from ₹25,900 to ₹35,000 per square meter. Resale prices in developed sectors like 16, 17, 18, and 22D are higher, ranging from ₹75,000 to over ₹1.20 lakh per sqm. The investment potential is fueled by the Noida International Airport (opening early 2026), Film City, and the Delhi-Mumbai Industrial Corridor (DMIC). Reports indicate land prices in the Jewar region have already risen significantly and are projected to increase by 50% by 2030, offering strong ROI.
YEIDA plots are government-approved and UPRERA-registered, ensuring legal safety and clear titles. The allotment is transparent, conducted through lucky draws. The authority also has reservation quotas: 17.5% of plots are reserved for farmers whose land was acquired, and 5% for industrialists with functional units in the area. Before buying, especially on the resale market, verify the plot's UPRERA registration number and ensure the seller has a valid allotment letter. Bank loans are generally available for registered plots.
