The Yamuna Expressway Industrial Development Authority (YEIDA) has launched its Residential Plot Scheme RPS-09/2025 for the 2025-2026 period. This scheme is specifically designed to offer affordable housing options in a strategic growth corridor. It features 276 residential plots, each uniformly sized at 200 square meters (approximately 239 square yards). The plots are located in Sector-18, Pocket-9B of the Yamuna Expressway area, placing them in close proximity to the under-construction Noida International Airport in Jewar. The allotment of these plots is conducted through a transparent lucky draw system, with the draw date scheduled for July 11, 2025.
The residential plots under scheme RPS-09/2025 have a fixed allotment rate of ₹35,000 per square meter. For a standard 200 sq.m plot, the total base cost would be ₹70 lakh. Applicants are required to pay a security deposit along with their application, which is ₹7,00,000 for general category applicants and ₹3,50,000 for SC/ST applicants. The registration for this scheme was open from April 21 to May 21, 2025. Successful allottees must pay 30% of the total plot cost within 60 days of the allotment letter being issued. It's important to note that plots allotted under affordable housing schemes come with a restriction on sale or transfer for a period of 10 years to maintain the scheme's integrity.
Investing in a YEIDA plot in Jewar is considered a strategic decision due to the area's massive infrastructural transformation. The single biggest catalyst is the Noida International Airport (Jewar Airport), which is nearing completion and is expected to be a major economic driver.
